The Anthem Country Club real estate market continued to retreat in December. The total number of homes sold in the Country Club declined to 18, down 14% from December 2015. The average sale price decreased dramatically from November and December 2015. The 12 month moving average was down 1% month to month and is down 4% from last year, the 4th consecutive month we’ve seen a decline. The price per square foot decreased by 4% from November and was the same year over year. The burn rate, (or homes under contract versus homes on the market) is now at 5.05 month’s supply, signifying a solid buyer’s market. There are now 85 homes on the market in the Club, and 21 homes pending/under contract. Again, if you’re thinking of selling your Anthem Country Club home I might hold off for a bit and check in here for future reports to determine if this trend continues.
